The REVZEN Story

I have always viewed education as the key to growth, success, and longevity regardless of the field.  But Revenue Management (RM), while it has developed to an impressive level of sophistication, especially over the past few years, is still so relatively new in the short-term/vacation rental space, that there always seem to be more questions than there are answers. While I don't claim to have all the answers, I was fortunate to be given exceptional flexibility and latitude in building RM at Natural Retreats. The trust that they afforded allowed me to work through pain points and develop a team and processes of whom and of which I will always be very proud.  As I spoke on various podcasts, webinars, and on conference stages, I was always struck with how difficult it was to reduce complexities and nuances into an hour (or less) and I've come to believe it's not just difficult, but impossible.

Revenue Management is so much more than rates and restrictions, and every business is different with varying moving parts; it's neither reasonable nor responsible to expect one to comprehensively and accurately convey such things in an hour, let alone a day or a week. "Enlightened Revenue Management" means that your revenue strategy achieves year-over-year RevPAR growth by considering all factors, not just rate and occupancy metrics.  Yes, Holistic Revenue Management is measured by metrics, but the path to growth is blazed by leveraging consumer behavior, economic conditions and trends, and the overall health of your entire business to reveal actionable insights that translate into positive KPI growth.

Over the last few years, it's become more and more apparent that our space needs more education and educators.  It's the primary reason I'm so excited about co-founding and developing the first short-term/vacation rental association dedicated to revenue professionals (and aspirants) in our space: RevProf.  And it was ultimately this need for education and educators which fueled the motivation I needed to take the leap to create REVZEN

At its core, REVZEN is an education-forward company that prioritizes an holistic approach to Revenue Management.  It is our goal to empower property managers to take hands-on control of their revenue strategy and to become the in-house experts at their companies whenever possible.  REVZEN's mission is to help property managers do that through comprehensive education and involvement that doesn't just focus on tactics but equips them with a fuller understanding of concepts and theory that they can leverage comprehensively throughout their business. Arming them with the mindset and critical thinking skills to address the gamut of potential obstacles in the RM discipline prepares them and the business to weather all types of storms.

Alternately, we know that what some companies most want or need is someone to just come in and help immediately.  REVZEN can do that, too!  We always want to make sure we are working with a purpose, so prior to engagement, we will dedicate ample time to understand your portfolio, owners, and business goals to ensure optimal success; and because we are an education-first company, we will prioritize effective communication and work hand-in-hand with the team.

Sarah Franzen, Principal

Hello!  I am Sarah Franzen, founder and principal consultant at REVZEN.  I began my professional career in the performing arts and education and eventually found my way to hospitality in 2008 where I have remained since. I spent 7 years in hotels before making the transition to short-term/vacation rentals in 2015 where I was the head of Revenue Management (RM) and Analytics for over 8 years at Natural Retreats, a multi-market property manager, specializing in luxury homes with approximately 1500 properties across the United States.  I have spoken on several podcasts, webinars, and conference stages over the years and am honored to have been awarded the inaugural "Revenue Manager of the Year" distinction at the Data and Revenue Management (DARM) Conference in 2021. I have also had amazing opportunities to partner with companies like Transparent and AJL Atelier/Hotel.School (Europe) to design/create and produce educational materials for the short-term rental space.

My husband and I are empty-nesters based in Virginia where we make our home with two spoiled cats and a horse.  I am thankful that my adult daughter still lives nearby, who lovingly humors me by sharing her geo location via mobile device and periodically stopping home to prove the tech is still working.
